The Program
The Low-Income Housing Tax Credit (LIHTC) program has been instrumental in bringing safe, affordable housing to our nations neediest areas.
This seminar will discuss affordable housing eligibility, tracking costs during construction, legal pitfalls, non-profit partners, extended use agreements, application scoring and submittals and guidance on pricing and demand from a syndicator standpoint. The forum will also include a LIHTC update from the Virginia Housing Development Authority.

I. Preparing Project Applications to Maximize Competitive Score - Ryne Johnson
Mr. Johnson will supply developers with the information needed to select the best sites that will optimize the LIHTC application score. He will also answer questions related to the overall optimization of scoring.
II. Virginia Housing Department Authoritys Application Process and Low-Income Housing Tax Credit Updates - Dale Wittie
Mr. Wittie will provide information regarding Virginia Housing Development Authoritys allocation process, anticipated changes for the 2012 program and current issues in the LIHTC program.

III. Monetizing Low-Income Housing Tax Credits and Non-Profit Participation - Saundra R. Hirth
Ms. Hirth will discuss issues related to monetizing low-income housing tax credits and the benefits to non-profit organizations participating in low-income housing tax credit transactions.
IV. Demand and Other Market News - Stephen P. Wilson
Mr. Wilson will discuss demand, other market news and attracting and maximizing tax credit investor proceeds to the development.
V. Building Solid Accounting Records - Cherie A. James, CPA, CF.FA, HCCP
Ms. James will discuss eligible and non-eligible development costs and how to avoid surprises during the cost certification process.
